Evolve Housing is offering an Amnesty for people living in Evolve Housing properties during the period 1st May until 30th June.
Social Housing is a valued resource and should be available to those people with the greatest need.
If you or anyone else you may know has any of the following, please advise Evolve Housing, and the tenant will not have to pay back any money during the nominated period.
- undisclosed income,
- unauthorised additional occupants,
- financial assets and/or property ownership.
Residents are required to tell Evolve Housing about any changes to their income, household members, financial assets and property ownership within 28 days.
This is very important as your social housing rent is calculated as a proportion of the total household income. If extra income, people, assets are not accurately declared the tenant or their approved household members may be paying less rent than they should.
This is not fair to other Evolve Housing residents who are doing the right thing, this also means there is less money available to reinvest in social housing activities.
How does the amnesty work?
The amnesty gives the tenants an opportunity to do
the right thing and tell Evolve Housing about undisclosed income, unauthorised additional occupants, financial assets and property ownership, without having to pay back any money.
Members of the community can also notify Evolve Housing during the amnesty period; the tenant will be notified in writing of the allegation and will be given the opportunity to disclose the information. If they do so they will also be protected by the amnesty.
What happens if you do not advise Evolve Housing about changes to your household income?
Tenants who do not advise Evolve Housing during the amnesty period may:
- have their rent subsidy cancelled and also
- may have a large debt to repay
- may face more serious actions by Evolve Housing such as tenancy termination.
This action can be stopped simply by contacting Evolve Housing during the amnesty period 1st May until 20th June on 02 8862 1500 and ask for a Business Support Officer.
What does this mean?
Tenants who declare undisclosed income, unauthorised additional occupants, financial assets:
- Will not be charged back rent
- Will not be evicted due to the information provided during the amnesty period
Tenants or spouses who are found to own or part own property which makes them ineligible for social housing assistance:
- Will not be charged back rent
- Will be charged full market rent from the date of declaration
However, will be expected to vacate their Evolve Housing property so it can be available to others on the waiting list.
Additional occupants who are found to own or part own property will be charged rent based on the value of the property being considered a financial asset.
What happens after the declaration or allegation is made?
Complete an application for Rental Rebate Form and submit to Evolve Housing with supporting documentation.
Rental payments will be reassessed to take into account the updated information. The tenant will be advised of their new rent amount and under the terms of the amnesty will commence payment from the date of disclosure.
If an assessment finds that a tenant or household member can not continue to live in an Evolve Housing property (due to property ownership) they will be expected to vacate within a reasonable timeframe.
What is Undisclosed Income
Undisclosed income includes Centrelink benefits, Veteran Affairs pension, overseas pension, employment, income made on a business, superannuation, work cover or insurance, child support or dividends on investments. Or interest from savings, Defence Force payments, winnings, money from inheritance rollover funds, other income streams, scholarships, prizes and grants.
Undisclosed additional occupant a person living in the property that is not known to Evolve Housing and not paying their share of the rent.
Financial assets can include cash, savings, investments, shares, term deposits or interest in a business.
Property ownership can include owning or part owning a residential property.
