Who is responsible for your repair?

Evolve Housing is responsible for maintaining the structure and exterior of the property and ensuring any repairs we provide are in good working order.

Evolve Housing Tenants are responsible for the repair of any damages to the property or common area which is caused by the tenant or a member of the household. In an emergency or other unforseen circumstances Evolve Housing will carry out the work and charge the tenant. 

It is important to know that not all repairs can be completed on the first visit.

  • Stove  (if not tenant damage)

  • Pest Control (Evolve Housing is responsible for the first six weeks only of any new tenancy)
  • No Power 
  • Shower Screens
  • Smoke alarms
  • Windows (if not tenant damage)
  • TV Antenna (in complexes only)
  • floor coverings
  • internal and external painting
  • boundary fences
  • Locked out of property including lost or stolen keys
  • Smashed window
  • Holes in walls
  • Faulty  appliance causing power to trip
  • Smoke alarm dislodged
  • Blockages to sinks, toilet or drains (even if its accidental)
  • Any damages caused by the tenant, their family or friends
  • Damaged stove
  • Clearing gutters to single story dwellings
  • Pest Control
  • TV Antenna (on free standing cottages)
  • any approved or unapproved tenant additions (if approved by your Housing Manager)
