Evolve Housing has proudly delivered its first homes under the Housing Australia Future Fund Facility (HAFFF) with the completion of 85 new social and affordable dwellings at Sunshine North in Melbourne’s west.
As one of the early projects to come to life through the Federal Government’s $10 billion HAFFF and the National Housing Accord Facility (NHAF), Sunshine North shows how genuine collaboration between government, community housing providers and the private sector is helping tackle Australia’s housing affordability crisis.
The new community in the Brimbank LGA includes 35 social and 50 affordable rental homes, giving individuals and families secure, modern housing with easy access to public transport, local schools, health services, shopping and jobs.
In early July, Sunshine North welcomed the Federal Minister for Housing, Clare O’Neil, Victorian Housing Minister, Harriet Shing, and Assistant Treasurer and local MP for Fraser, Daniel Mulino, who visited the site to highlight how the HAFFF program is already delivering real outcomes for Australians who need a safe, stable place to live.
Minister O’Neil described Sunshine North as exactly the kind of project that makes a difference for communities:
“These new social homes are going to help people like families who are fleeing domestic violence, who need and deserve housing stability. They’ll help people who are veterans who are trying to rebuild their lives after serving their nation. They’ll help people like nurses and teachers who might be priced out of places that they want to live, but we want these people to have the opportunity to live in great places.”
For Evolve Housing, Sunshine North is a milestone that reflects what can be achieved when government funding and policy ambition align with strong partnerships on the ground. CEO Lyall Gorman said:
“This project represents much more than bricks and mortar — it’s about giving people the foundations to rebuild, belong and thrive. We’re proud to see new residents moving into Sunshine North, where they can be part of a connected and supportive community.”
Sunshine North was delivered in partnership with Homes Victoria and Pace Development Group, Sunshine North demonstrates what is possible when public investment and private expertise come together.
Homes Victoria CEO Simon Newport described the development as an example of the Big Housing Build in action:
“This development shows what can be achieved through genuine collaboration. By working with partners like Evolve Housing, Pace Developments and Housing Australia, we’re adding much-needed homes in Victoria and giving more people access to secure, affordable housing close to the opportunities they need.”
Sunshine North is just the beginning. Over the next few years, Evolve Housing will deliver more than 1,200 new social and affordable homes across New South Wales and Victoria through the HAFFF and NHAF — supporting communities, expanding supply and creating stronger, more inclusive neighbourhoods.
To all our partners — developers, investors, financiers, government agencies and local communities — thank you for sharing this commitment. Together, we’re proving that secure, high-quality housing can be delivered at scale, where and when it’s needed most.
