How is rent calculated?

Your rent is calculated based on your individual and household circumstances. Typically, rent is 25%, 27%, or 30% of your assessable income, plus 100% of the Commonwealth Rent Assistance you are eligible for.

Here is an example of how rent is calculated with 25% of assessable income:

How do I pay my rent?

You can pay rent directly from your Centrelink payment or with a Payway card. Depending on your contract, rent is due either weekly or fortnightly. For questions, call 1800 693 865 or email myevolve@evolvehousing.com.au

  • Centrepay is an easy way to pay your rent and other charges. You can use the Multiple Consent Authority (MCA) and Centrepay Deduction Authority (CDA) to nominate rent, water, and other payments to be automatically deducted from your Centrelink payment. This makes managing payments simple and stress-free.

  • Evolve Housing tenants receive two Payway cards – one for rent and one for non-rent (water and other charges). You can use your Payway card in the following ways:

    • BPAY – Pay over the phone using your Payway card.
    • Direct Debit – Set up one-off or recurring payments online with your Payway card.
    • EFTPOS – Pay with a debit or credit card at our head office, or ask your Housing Manager about using our mobile EFTPOS facility.
  • You can set up a direct debit from your bank account. Your Housing Manager can help you with this option and will require you to sign a consent form.

What is non-rent and how do I pay it?

Non-rent refers to any charges that are not rent such as water charges or other charges. Non-rent charges are identified separately on statements and will need to be paid separately to rent. Residents have 21 days after the date of the invoice to pay non-rent charges.

What is a rent review?

Evolve Housing reviews your rent twice a year to reflect any changes in your household income or circumstances. Changes, such as new residents or people moving out, may result in your rent increasing or decreasing. To ensure you don’t lose your rent subsidy, provide the requested documents during the review, or your rent may rise to full market rent.

My circumstances have changed, what do I do?

Please notify Evolve Housing within 21 days when there are changes in your household circumstances that may affect your rent. These could include people moving in or out of your home, changes to your employment or income, or when children that live in your home turn 18.

Changes to your circumstances may mean that your rent could go up or down. When you notify us of a change, we will let you know what you need to provide us so we can correctly calculate your rent.
