Award-winning Community Housing Provider Evolve Housing, in partnership with Homes Victoria, Housing Australia and developer SEMZ Property Advisory & Project Management, is proud to announce our latest development under the Housing Australia Future Fund Facility (HAFFF).

The Rosanna project, located in Melbourne’s north eastern suburbs, comprises 45 high-quality homes, further strengthening Evolve Housing’s growing footprint in Victoria and contributing to Australia’s response to the housing affordability crisis.

The Rosanna development is the third of eleven projects to be delivered under the HAFFF program, where Evolve Housing will provide more than 1,200 new social and affordable homes across New South Wales and Victoria.

The development includes 30 social housing units and 15 affordable housing units, the latter managed by our profit-for-purpose real estate agency, EchoRealty, at a discount of 25% off market rent. Guided by the belief that a home is more than just a physical space, Rosanna has been thoughtfully designed to provide residents with security, comfort, and wellbeing.

With a high level of liveability, Rosanna is an ideal location for a mix of social and affordable homes. Future residents will benefit from access to transport, services, and lifestyle amenities, with Rosanna Train Station and the vibrant village retail precinct just metres away. The area offers cafés, shops, a supermarket, pharmacy, medical centre, quality schools, and abundant parks and open spaces are all within easy reach, providing a strong foundation for a well-connected community.

The project is scheduled for completion in early 2026.

Lyall Gorman, CEO of Evolve Housing Group, said the Rosanna project reflects the power of partnership in delivering lasting housing outcomes.

“This development is about more than bricks and mortar—it’s about providing stability, dignity, and a pathway for people to thrive,” Mr Gorman said.

“Evolve Housing will continue to work with Homes Victoria, Housing Australia and trusted development partners to create housing solutions for those most in need.”

Simon Newport, CEO of Homes Victoria, said the Rosanna development is another step forward in tackling Victoria’s housing challenge.

“This project is a great example of what can be achieved when governments, community housing providers and development partners work side by side to provide more and better homes,” Mr Newport said.

“It builds on the Victorian and Commonwealth government’s record investment in housing, giving more Victorians access to safe, secure and affordable homes in well-connected areas that have seen significant infrastructure investment.”

Scott Langford, CEO of Housing Australia, said:

“The Rosanna project demonstrates how targeted investment and strong partnerships can deliver tangible outcomes for communities,” Mr Langford said.

“Through the Housing Australia Future Fund Facility and other initiatives, we’re committed to ensuring more Australians have access to affordable homes close to jobs, transport and essential services. We’re proud to support this important project.”
