Evolve Housing is proud to announce a landmark social and affordable housing development in Merrylands, made possible through the Federal Government’s Housing Australia Future Fund Facility (HAFFF) and National Housing Accord Facility (NHAF). 

Delivered in partnership with Housing Australia, this project will provide 236 high-quality affordable homes to essential workers, and for individuals and families eligible for social housing. It’s a meaningful step forward in addressing Australia’s housing affordability crisis and building stronger, fairer communities where everyone can thrive. 

The Merrylands development is the second of 11 projects to be announced under the HAFFF and NHAF programs where Evolve Housing will deliver a total of 1,253 social and affordable homes across New South Wales and Victoria. 

The $156 million development located in the Cumberland LGA. It will include 23 social housing and 213 affordable housing units, managed and owned by Evolve Housing. The mix of one-, two-, and three-bedroom apartments will cater to diverse household needs and is expected to be completed by November 2026. 

Strategically located just 400m from Merrylands train station and 500m from major retail amenities, the site offers excellent access to employment hubs, healthcare, and education, ensuring residents are well-connected to opportunity and support.

Evolve Housing will provide all tenancy and property management services for both the social and affordable housing portfolios, alongside its profit-for-purpose real estate agency, EchoRealty, the largest affordable housing provider in NSW.

The Housing Australia Future Fund (HAFF) and the National Housing Accord (Accord) are Australian Government initiatives to improve housing outcomes for Australians. 

Through these programs, Housing Australia is working in partnership with all levels of government and the community housing, development and finance sectors to support the delivery of 20,000 new social and 20,000 new affordable homes across Australia over 5 years from 2024. 

Housing Australia’s inaugural funding rounds (One and Two) of the HAFFF and NHAF is supporting the delivery of 18,650 homes, accounting for 47 per cent towards the programs’ 5-year target.
