A major new housing development is set to deliver long-term housing security for singles, couples and families, with 806 new homes under construction in Sydney’s south.
Arncliffe Central is being delivered by Homes NSW and developer Billbergia, together with leading Community Housing Provider Evolve Housing, and supported by Housing Australia funding under the Housing Australia Future Fund (HAFF), designed to deliver 40,000 social and affordable homes across Australia over by 2029.
Originally planned to deliver less social and affordable homes, the development has since evolved into a larger, mixed-tenure community with significantly more social and affordable housing. The HAFF Round 1 enabled Evolve Housing to expand affordable housing in the project, securing an additional residential tower. As a result, the Arncliffe Central development will now deliver both social and affordable homes, creating a more diverse and sustainable community and significantly increasing long-term housing outcomes for local residents
Overall, Evolve Housing will manage 196 social housing homes for the next 20 years on behalf of Homes NSW. Evolve Housing will also own and operate 175 affordable homes through its real estate agency, EchoRealty.
Located within minutes of the train and bus station, Arncliffe Central will include a mix of one, two and three-bedroom apartments, designed to support individuals, couples and families across different life stages.
Residents will also benefit from shared amenities that promote connection and inclusion, reinforcing a strong community model and supporting long-term tenancy stability. The development will be delivered to high environmental and design standards, with modern, accessible layouts that respond to the needs of a diverse resident cohort.
The new social homes are on track for completion in 2027, and the entire Arncliffe Central project is expected to be completed in 2028.
