Evolve Housing, in partnership with Housing Australia and developer PAYCE, has announced a new housing project at Melrose Park in Sydney’s northwest, funded under Round 1 of the Housing Australia Future Fund (HAFF).
The Melrose Park development will deliver 197 new affordable homes, supporting people on low to moderate incomes to live close to employment, education and essential services within the Parramatta local government area.
Located close to Parramatta CBD, the project is within walking distance of the new Parramatta Light Rail Stage 2 and close to new schools, a major town centre and everyday services.
The project is scheduled for completion in December 2028 and forms part of Evolve Housing’s broader pipeline of 1,094 affordable homes being delivered through the HAFF in partnership with government and the private sector.
Evolve Housing Group CEO Lyall Gorman said the project is focused on creating stable housing outcomes for people who are being increasingly priced out of well-connected areas.
“This project will deliver 197 high quality affordable homes that allow people on low to moderate incomes to stay close to their jobs, families and communities,” Mr Gorman said.

Housing Australia CEO Scott Langford said the project demonstrates the impact of the HAFF in supporting housing supply across New South Wales.

PAYCE Chair Brian Boyd said the development represents a significant contribution to affordable rental housing in a high demand area.
“This project will deliver new affordable homes close to public transport, schools and the emerging Melrose Park town centre,” Mr Boyd said.
