Evolve Housing continues to progress a strong pipeline of social and affordable housing through the Housing Australia Future Fund (HAFF), working in partnership with government and industry to deliver homes in well located communities.
As Jitender Balani, Group General Manager Strategic Partnerships, Programs and Asset Management at Evolve Housing explains, the scale of delivery now underway is beginning to translate into real impact.

Rosanna: new homes in a connected community soon to welcome residents
In Rosanna, in Melbourne’s north-east, new residents will move into 45 new social and affordable homes in late May. The project is in partnership with Homes Victoria, Housing Australia and SEMZ Property Advisory & Project Management.
Located within a short walking distance of Rosanna Station and the local village precinct, the development places residents close to employment, education, healthcare and essential services, supporting long term stability and connection to community.
For Evolve Housing Group CEO Lyall Gorman, Rosanna is a clear example of how partnerships are translating into real outcomes.

Arncliffe Central: delivering a new community with 75% social and affordable homes
In New South Wales, the Arncliffe Central development is progressing at scale, delivered through a partnership between Homes NSW, Billbergia Group, Housing Australia, Evolve Housing and St George Community Housing.
With 806 homes under construction, the project has evolved to deliver a significantly higher proportion of social and affordable housing, with 75% of homes designated as social and affordable. This is contributing to a more diverse and sustainable community in a well-connected urban precinct.
Evolve Housing will manage 196 social homes on behalf of Homes NSW and own and operate a further 175 affordable homes through EchoRealty, supporting long term housing outcomes for residents.
The scale and progress of the development was on display during a recent visit from the NSW Premier Chris Minns and NSW Minister for Housing Rose Jackson, highlighting how coordinated investment and partnership are delivering tangible housing outcomes on the ground.
“Families, young people and downsizers are all doing it tough at the moment, so we need to make sure we are making the most of these projects, delivering a mix of private, social and affordable housing,” Premier Chris Minns said.
“Hundreds of new affordable homes in Arncliffe means more essential workers, the people who keep our city running, living closer to where they work.”
The visit also reinforced the importance of collaboration across the sector, as Minister for Housing Rose Jackson noted:
“This is what targeted investment and genuine collaboration across the sector looks like. When Government, community housing providers and industry partners work together, we can deliver the homes people need in well-connected communities.”
Merrylands: next phase of delivery
The next phase of delivery will include 236 new social and affordable homes in Merrylands, to be completed in late 2026 in partnership with Housing Australia and developer Aland.
